Q: Do you mark up maintenance invoices?
A: No, we do not make a profit on home maintenance. Also, we often receive discounts for sending our vendors a lot of work – these discounts are passed along to our clients.
Q: How well do you screen tenants?
A: We confirm credit history, income, past landlord references, and we run a criminal background check that screens prospective tenants in all 50 states.
Q: Should I have a question while you are managing my home, how many different people will I need to speak with?
A: Our office does what’s called “portfolio management” which means that each of our property managers have a select number of properties that he or she is responsible for. That one property manager, who is also a licensed Realtor®, will be your primary point of contact to provide a personalized service.
Q: When should I expect my monthly owner statement?
A: We e-mail out a link to your owner statement through your owner portal around the 10th of every month.
Q: When should I expect to receive my year end statement and 1099 for tax purposes?
A: These are mailed out by no later than the 31st of January each year.
Q: When will I receive my monthly rent proceeds?
A: If the tenant pays on time you will receive your proceeds between the 10th and 15th of every month.
