Tenant Frequently Asked Questions

  • Q: Before I vacate and return possession can I hire someone to clean the carpet and/or chimney instead of Dorman scheduling it and deducting the total from my security deposit?

    A: Yes, absolutely. Your lease actually requires it. If Dorman has to coordinate this work, additional charges may apply. Please return receipts for any work completed with your keys.

  • Q: Can I add an additional pet or occupant?

    A: Lease revisions of any kind require Agent/Owner approval. Please fill out and submit a Lease Revisions Request form to our office along with the required $100 payment.

  • Q: How do I pay my rent if your office is closed?

    A: Not only do we have a drop box at all of our locations, but you can pay your rent online through our tenant portal. Additionally we have a system that allows you to make payments at all 7-11and Ace Cash Express locations - call our office during normal business hours for details on this option.

  • Q: I’m military and have orders, can I break my lease?

    A: If you have PCS or deployment orders taking you out of the area for a period of more than 90 days, you may break your lease without penalty. Note that we do follow and comply with the Service member’s Civil Relief Act (SCRA) rules concerning military lease breaks. You will need to provide a copy of the orders along with a written notice to vacate, and will be responsible for the rent through the end of the month following notice. For example, if you gave notice on May 15th, you would be responsible through June 30th.   • Q: I’ve vacated – when will I get my security deposit back?

    A: Your security deposit and/or security deposit reconciliation will be mailed out 60 days from the day you returned possession or the last day of your lease – whichever occurred later.

  • Q: Should my home suffer damage from a natural disaster or an “act of god” which renders it unlivable, what do I do to keep a roof over my head?

    A: We require all of our tenants to have renters insurance.  Should a disaster occur, you should immediately contact your insurance company to cover your displacement.

  • Q: When is my rent due?

    A: Rent is due on the 1st of every month. However, as a courtesy we offer a 2 day grace period, so any rent received by midnight on the 3rd will be accepted with no penalties.
